    Hi I didn't realise the thread was gone too. Anyway I'd like to thank everyone for their input. It was definitely worthwhile. I submitted a reduced offer of 7k. He dropped his lowest-he-would-go-down-to-price to 7500, and we did the deal at that. Cheers everyone! Michael
